Starting a renovation can be stressful. Follow our simple checklist to avoid delays, budget issues, and humidity damage in your Brunei home.

The Foundation & Planning

Why this matters: Jumping straight to buying appliances or randomly tearing down walls is how budgets spiral out of control. A successful renovation in Brunei requires front-loading all the hard decisions.

  • Determine the exact scope: Are you just doing cosmetic upgrades (paint, new cabinets) or structural changes (hacking walls, extending the wet kitchen, re-wiring)?
  • Set a hard ceiling budget: Add a mandatory 15-20% contingency fund. In older homes (especially RPN housing), hacking often reveals hidden plumbing or wiring issues.
  • Gather floor plans: If you don't have them, sketch the room with rough dimensions. This is required before any reputable cabinet maker or contractor will give you a quote.
  • Visual Alignment: Pin down your exact aesthetic. Create a mood board. Knowing if you want "Japandi Minimalism" or "Modern Dark Luxury" prevents expensive mid-project changes.

Hiring the Right Crew

In Brunei, a "contractor" could refer to a highly professional engineering firm, or three guys with a truck. You must separate the wet works (hacking, tiling, plumbing) from the finishing works (fine carpentry, quartz countertops).

The General Contractor (Wet Works) Responsible for hacking, flooring, plumbing, and pulling new electrical points. Ask to see past project photos and verify they use proper waterproofing membranes in wet areas.
The Cabinet Maker (Finishing) Responsible for precision built-ins. Never hire a general contractor to build custom cabinets. Choose a specialist with CNC machinery and who uses 18mm moisture-resistant boards.
The Electrician Crucial for modern "Smart Home" lighting or heavy kitchen appliances. Make sure they check your electrical load so you don't trip the power when using your AC, oven, and microwave simultaneously.
Contract & Timeline Lock Never accept a generic "Lump Sum" quote. Demand an itemised breakdown. Set a clear, agreed-upon completion date, and structure payments based on milestones, never 100% upfront.

Site Preparation & Wet Works

This is the messy phase. Getting this wrong means expensive rework later. Crucially, your cabinet maker must be involved *before* the wet works are finished to ensure all electrical points and plumbing are in the correct locations for the final design.

Demolition & Hacking Removing old cabinets, hacking tiles, and taking down non-load-bearing walls. Ensure the contractor protects existing flooring if it's not being replaced.
First Fix M&E (Mechanical & Electrical) Chasing walls to install concealed wiring for ovens, induction hobs, and lighting. This must follow the blueprint provided by your cabinet designer.
Plumbing Adjustments Moving the sink or washing machine? Pipes must be rerouted now. Ensure floor traps are positioned correctly within the wet kitchen footprint.
Plastering & Tiling Making the walls smooth and plumb. Custom cabinets need straight walls. If walls are uneven (common in Brunei), your cabinet maker will need to use scribe panels to hide the gaps.
Phase 04

The Cabinetry Phase

With the site prepared, the final installation begins. This phase separates premium interiors from basic builds.

Final 3D Laser Measurement Once the tiles are up and the floor is level, we come back for one final measurement to make sure your cabinets fit perfectly.
CNC Fabrication Your cabinets are cut in a local workshop using computer-controlled routers for perfect tolerances, then edge-banded with waterproof EVA/PUR glue.
Carcass Installation The boxes are mounted to the walls. We laser-level the bases to ensure the countertop will sit perfectly flat, even if the floor slopes.
Countertops & Finishing Quartz or Formica countertops are templated and installed. Appliances are slotted in, and the final protective film is peeled off the doors.

When should I contact a cabinet maker?

Before you hack any walls or finalize your plumbing. A common costly mistake is having the contractor finish the wet kitchen, only to realize the water pipes are in the wrong place for the drawer layout you want. Contact us during Phase 01 (Planning).

If you are knocking down load-bearing walls or doing a major extension, you need a qualified structural engineer/architect for ABCi approval. For purely interior work (kitchens, wardrobes, media walls), our Caramella design team provides the 3D renders and technical drawings required.

What is the biggest hidden cost in a renovation?

Electrical rewiring and plumbing fixes in older homes, followed by uneven walls. If your walls are not perfectly plumb (straight), custom carpentry requires expensive scribe panels and extra labor to make the cabinets look perfectly integrated.
